UWT Phase 2B comprises five former warehouse buildings in the Historical/Union Station District. This GC/CM project involves the adaptive re-use and complete modernization of 135,000 sf of building area. The project provides space for classrooms, broadcast studio, technology center and faculty offices. Washington State's Institute of Technology, originally located within this project, was conceived by Governor Locke as the foundation of Washington’s bid to become a leader in technological research and education.

The buildings provide a dual presence; addressing retail uses along Pacific Avenue and core educational uses along all other frontages. The university was committed to appropriately weaving an educational facility within an existing urban commercial context. The cross fertilization has benefited the surrounding neighborhood and the campus. This was the first LEED Silver certified project for the University of Washington as well as the City of Tacoma and incorporates an educational tour of key sustainable building elements and systems as a type of scavenger hunt.
